As you plan your wedding, you’ll discover that reception centerpieces aren’t typically provided by the caterer. It’s better to find that out now, instead of later, right? But, fear not. I’m going to show you how you can design simple, affordable and attractive centerpieces that will greatly enhance your wedding reception.

When all is said and done, flowers still make the best wedding centerpieces. They add color and life, and enliven the spirits of all those in attendance. Flowers also provide a homey feeling.

Make sure to determine the availability of the flowers you choose. You don’t want to find out that you can’t get the flowers you’ve selected. If your flowers aren’t available (or are too expensive), check to see if there is a close alternative. Make sure to shop around for different arrangement ideas.

You might want to think about adding candles, glass bowls, or floating and scented candles to your centerpieces.

And if you’re having a garden party, consider using a nature-theme for your centerpieces, such as miniature birdhouses, flower baskets, etc.

A variety of fruits can serve as beautiful and affordable centerpieces as well. With a little creativity and imagination, you can design lovely table embellishments.

Why Every Franchise Should Use Electronic UFOC Distribution

In today’s world time is very important, if not everything. Time to prepare, time to market, time to close, time to roll out, and many other time related events can determine in great part whether a franchise venture is successful or yesterdays news. Franchises have been burdened, or perhaps mandated is a better choice of words, to comply with Uniform Franchise Offering Circular (”UFOC”) law for 25+ years. Estimating the Market Value of Your Home

Professional appraisers sum it up in three words — buyers make value. Ultimately, the value of your home is what a reasonable buyer is willing to pay within a reasonable time. Setting an asking price for your home requires that you anticipate what most buyers would be willing to pay. This requires a close look at comparable home sales in your area, as well as making an assessment of the state of the real estate market itself. Pricing correctly is fundamental to the successful outcome in the sale of your home.

Market Analysis

Homes listed for sale and recent closed sales in your area will usually provide relevant comparable data for pricing your home. Closed sales show market confirmed prices, while listing prices indicate the current trend in pricing. Later, when your home is appraised for the buyer’s loan, the appraiser will only consider recent closed sales. Asking prices will not be considered. A sales price that is solidly based on recent sales of similar homes will not have a problem when the price is later reviewed by an appraiser. If your home is superior or inferior to most homes in the neighborhood, or if there are few or no nearby sales, then anticipating the responses of potential buyers will be more difficult. In this case, a trial and error strategy may be necessary. This is a sensitive area and requires a realistic assessment of your home and its market. For example, one very nice home was continually rejected because it had the master bedroom upstairs, and it was located in an area where most buyers were over the age of 45, with older children. Real Estate Market

An important aspect of pricing is an assessment of the state of the real estate market. The market may favor buyers or sellers, or be in balance. An indicator of the quality of the market is the number of months of standing inventory in your market and price range. Consider your market area to be all neighborhoods that offer competing choices for your potential buyer. Here is how to do that:

Count the number of sales in your market area and price range for the past 12 months.

Divide the number of sales by 12, to get the number of sales per month (sales rate).

Count the number of homes on the market now.

Divide the number of homes on the market by the number of sales per month (sales rate).

This will show you the number of months it will take to clear the current inventory.

Seller’s Market

Less than 6 months of standing inventory is considered a seller’s market. In a seller’s market the number of buyers is large in proportion to the number of homes for sale. The demand for homes is greater than the supply. Buyers must compete with each other for the available inventory. There may be multiple offers received shortly after a property goes on the market. Buyers will submit the highest possible price and terms that the market will support. Prices will trend upward. In a climbing market, pricing slightly above recent sales is appropriate.

Buyer’s Market

More than 8 months of inventory is considered a buyer’s market. In a buyer’s market the number of buyers is small in proportion to the number of homes for sale. This situation can be created by high interest rates, employment decline and excessive building. A low number of buyers equals a lower price. Sellers must compete with each other for available buyers. Prices trend downward. In a falling market, prices should be set at the lower end of the range, because time works against you. In six months prices may be lower. This may be difficult to do, especially if your home was purchased at a higher price.

Price Per Square Foot

Dollars per square foot is often used as tool for comparing homes of varying sizes to determine a list price. When price per square foot is used, it is important to keep in mind that you must make a sliding scale adjustment from larger to smaller homes. In other words, the larger the house, the lower the price per square foot for comparable homes. This is because the core square footage of a home has a higher value than the peripheral area. For example, the price per sq. ft. on a 1,000 sf home will be much higher than a 5,000 sf home, with other things being equal. We usually graph the neighborhood prices per sq. ft. to get a visual picture of the market in the neighborhood, as well to see how much the price per square foot declines from smaller to mid-sized to larger homes.

Should you price high, and hope for an offer?

Houses should not be priced over the market. This is not the best way to position your home for several reasons:

Your home will be shown to the wrong group of buyers, from whom you need an aggressive negotiator - someone who will make a low offer.

You will inadvertently help to sell the competition. Your high price will convince buyers that another home is a good value.

Your days on the market is evident to buyers, and is a subtle but important factor in their decisions. Your best leverage occurs during the early marketing period.

How will you know if the price is correct?

The best affirmation of correct pricing is second looks from buyers. This indicates that your home appeals to buyers in your price range. There may be a few nibbles before a buyer comes forward who is ready to act. It helps to get feedback from Realtors and potential buyers. Keep in mind that they will often be reluctant to say negative things. The summary of feedback is more important than what they say. Are you getting nice rejections or are you getting second looks?

How will you know if the price is incorrect?

You may have steady showings, but lukewarm responses. This indicates that are buyers, but they have other choices with more competitive prices. Or, you may have very few showings. In this case, the buyer pool for your area, or for the style or condition of your home is small. This will require a strategy of more competitive pricing and a longer marketing time. Remember that a small buyer pool, for any reason, is a “buyer’s market” and requires more aggressive pricing.

How long should you market a home at a given price?

There is no uniform time frame for marketing at set price. I think about 8-10 showings is a reasonable number for feedback regarding the price. This usually corresponds to about 2 - 6 weeks for an average home in a balanced market. About 30 days marketing time for a given price could be good a rule of thumb. However, this may be too short for your home if you have an unusual or very high end home for which there is a small market. Or, 30 days may be too long for your home if you need to move fast.

What happens if your home does not sell in a reasonable time?

If your home has been on the market for months with no offers, you have been given a clear message that the price is set too high. This is particularly true if showings have slowed down and there are few prospects coming to see it. What you do at this point depends on whether you really need to sell. If you’re not really motivated to move soon, you can always wait for the market to catch up to the price you want. It would be best to take your home off the market and wait for better conditions. Buyers become suspicious of a house that’s been for sale for a long time. If you need to sell, consider a schedule for dropping your price until it reaches a level that attracts buyers. There’s no reason to say, We simply can’t sell our house. Houses will sell if the price is right.

How can you get top dollar for your home?

Although buyers will not pay more than market value, they will pay a premium for homes that are in excellent condition and well presented. With good condition and presentation, you can reach the high end of the price range achievable for your house. We will work with you to “create value” before your house goes on the market. Quality is what brochures are made of

A professional quality brochure can attract interest to any business, organization, or cause. On the other hand, a poor quality brochure invites readers’ criticism or scorn. Your brochure has a single shot at representing your interests to the public at large.

That is why it is so important to use a top-notch print piece for your office, as a mailer, or in various locations throughout the community.

When preparing your brochure for print, make sure it has a clear format, design, and layout. This will give the printer a well-organized document for easy reproduction. Write readable text, use an easy-to-read font style and size, and provide generous margins.

A sloppy print piece will be difficult to manage, and it may require several layouts until both the company and printer are satisfied.

You will need to find a reliable printer before the project is ready for duplication. Start with the yellow pages.

Check out various ads, and call for estimates. You might want to visit the print shop for an idea of how organized, clean, and busy it is. Ask to see samples of print jobs or obtain contact information for references.

If you know of printers in the neighborhood, stop in and introduce yourself. You also can get a word-of-mouth recommendation from someone who has received satisfactory or excellent print work. Browse the Internet for quality print work, as well. You may have to email or fax a master copy for duplication, but copies can then be returned by mail, saving you transportation costs and time. Of course, you probably will have to pay mailing costs, but these may be cheaper than fuel expenses. Give the printer enough time to prepare the order and make any necessary adjustments before the final deadline of your brochure project.

Always get a written estimate up front, keeping in mind that slight adjustments may be necessary, depending on how the job goes. After the brochures have been printed, count them to be sure you get the correct number.

Examine print type to check for smudges or fading. Look at the margins on each one, unless you have a huge order, to ensure that they are even and consistent. If the printer also folded or trimmed your brochures, look for uneven edges.

If the job comes back in acceptable format, keep the printer’s contact information on hand for future jobs or referrals.

But if you experience problems with the way your brochure turns out, and if the printer does not work willingly with you to resolve these problems, take his or her name off the Rolodex and start looking for another one.

Trust

Down Payments - Get Creative

One of the biggest hurdles to buying a home is the down payment. Saving up a chunk of change can be difficult, so getting creative is a key.

Down Payments

The amount of your down payment is dependent upon many potential issues, but two come to the forefront. Each of these can reduce or increase the amount of cash you have to come up with for the home of your dreams.

1. Credit Score - Generally, the better your score, the lower the down payment.

2. Price - The selling price of the home is key because the down payment is expressed as a percentage of the home price or appraisal amount.

Either way, the down payment can amount to a serious chunk of change. For many first time buyers, this is a huge hurdle to overcome. They skimp and save everything they can, but saving up many thousands of dollars can take time and be frustrating. Fortunately, many first time buyers have already been saving up for their down payments, but don’t realize it.

Getting Creative

The Bank of You - The federal government looks very favorably on home ownership. This means it makes every effort to promote the real estate market through incentives and tax breaks. Once such incentive is a unique little twist built into the laws controlling 401k savings plans. The tweak in these laws allows you to…well, borrow from the bank of you.

With most 401k plans, you have the right to borrow up to 50 percent of the vested amount of your account. If you’ve managed to save $50,000 over the years in your 401k, you can take a loan from the account for up to $25,000. This, of course, should be used for the down payment on your home. After getting into the home, you can simply pay off the 401k loan over five years or you can take out a home equity loan and repay it with that money.

In essence, you have used your 401k money to play a shell game with the down payment. In the end, this creative down payment funding strategy gets you over the down payment hurdle and into your home.

You can Be Romantic.

Why is it that so many people believe that they don’t have time or take the initiative to be romantic? Maybe most people don’t believe that they are creative enough to be romantic. Everyone is creative! The definition of being creative is having the ability or power to create. The word create offers a much broader definition than most people accept when it comes to the process of being able to come up with something original or simply well thought out.

Gifts that are considered to be traditionally romantic like candy and flowers are wonderful, but sometimes you need something that goes one step further. If your spouse enjoys flowers, you don’t have to settle for roses because they can sometimes become unexciting after a while! Present him or her with something completely original such as a daisy or another flower where petals can be counted. Ask him or her to play the childhood game of ‘they love me, they love me not’ and watch them pluck the petals as they go. However, don’t allow for the possibility of him or her arriving at the ‘they love me not’. Count the petals before you present the flower to your spouse and trim it so that there is an odd number of petals for the right outcome!

Arts and crafts used to be a fun break from the monotony of the school day, but believe it or not, it will come in handy when it comes to creative romantic gestures. Instead of promising that you will love him or her forever, show them. Take a piece of paper, ribbon or other material you choose and write “I love you” on both sides from end to end. Twist the paper 180 degrees and connect both ends of the paper until you have mad what looks like the figure eight. Tape or glue to ends together. You can present your love with a symbol that shows them your love for them is an endless love.

Creativity comes in many different forms! Being creative can mean creating an atmosphere. If you want to plan the ultimate romantic evening but funds are low or you simply don’t want to have to leave the house, shut down the electricity and imitate a power outage (it’s up to you whether or not you tell him or her!). You won’t have any distractions or heat, so it is up to both of you to keep the other warm and entertain each other.

Maybe romance is on your mind, but he or she is going out of town. Did you know that people on airplanes are typically hopeless romantics? Any flight attendant would be more than happy to make sure that your spouse receives a special present after the flight has left the ground. Simply approach a crewmember after he or she boards the plane and they are usually more than happy to oblige a hopeless romantic like you! (You might want to make sure that the gift is unwrapped or keep it to a single rose due to heightened security.)

Creativity doesn’t have to come in the form of gifts every single time. Gestures like getting up and dancing with your spouse when a special song comes on the radio is quite creative and incredibly romantic! Whenever the mood strikes you, allow your creative juices to flow!
